Old Florence Maytag facility ready for new tenant

FLORENCE — The Florence Industrial Center, located at the former Maytag facility in Florence, is officially open and ready for its first tenant or buyer.

During a ribbon-cutting ceremony Wednesday, Mike Racine, asset manager for Hackman Capital Partners; Tom Marschel, president of the Greater Florence Chamber of Commerce; and other chamber members took a brief tour of the 422,000-square-foot, class-A industrial building.

During the tour, Racine highlighted the 30- to 43-foot ceilings, the heavy power, the abundant loading areas, outside free-standing storage and 39,625 square feet of office space.

Racine said Hackman Capital has really have high expectations for the facility and that it was an ideal space for both a distribution and manufacturing company.

“We saw the potential of the property, the community, the location and the county,” Racine said. “This is a quality investment and we want to be a part of it.

“We really like the community and we want to contribute to its health and well-being,” he said.

The building — which is adjacent to Interstate 95 and about four miles from Interstate 20 — was purchased by an affiliate with the private real estate investment firm Hackman Capital Partners in December 2006.

The property includes a 49-acre lot and 35 adjacent acres of vacant, interstate frontage land.

One of the benefits of a building like the industrial center, Marschel said, is that it’s ready to go for use.

“So often in industrial development they talk about a shovel-ready site,” Marschel said. “This was shovel-ready a long time ago and it is now fully operational with an office, a warehouse, (and) a distribution area.

“It’s adjacent to (Interstate) 95, so it’s a very developable piece of property,” he said. “And ultimately we’re talking about bringing new industry and new jobs.”
